Libbie-and-Grove condo led top home sales in February at $2.2M

The last remaining condo at the Westhampton on Grove mixed-use development came in as the area’s top home sale last month.

The 4,300-square-foot, single-level condo at 5706 Grove Ave., Unit 300, sold Feb. 18 for $2.2 million. It had originally been listed at that price in July 2020 but was most recently priced at $2.4 million.

The third-floor unit went under contract in September, with an unnamed agent representing the buyers. City property records list the buyers as Keith and Sue Ellen Nichols.

Pam Diemer with Long & Foster Real Estate had the listing for the seller, Westhampton LLC, the ownership entity of Westhampton on Grove developers Stefan Cametas and Jason Guillot. Diemer works out of Long & Foster’s Grove sales office, which is housed in the development.

Diemer said the listing received considerable interest from prospective buyers. She would not say whether additional offers were made on the listing.

“We conducted many tours of the property,” she said. “We were fortunate to attract both local and out-of-the-area potential buyers. At this top end of the market, they were also qualified buyers.”

Those who toured the property said they were drawn to the condo’s 10-foot ceilings, balcony patio with views of the Libbie-and-Grove area, and the neighborhood’s walkability, Diemer said.

She said the asking price was increased last June due to upgrades in finishes, and to offset higher building material costs.

Totaling four bedrooms and 4½ bathrooms, the condo has an open-concept floorplan that’s accessed by an elevator. The kitchen includes stone countertops and a wet bar, and the main living room with a gas fireplace opens out to the wraparound balcony patio that provides an additional 1,500 square feet of space. The patio also includes a gas fireplace and built-in gas grill and burner.

The owner’s suite includes a freestanding tub and dual vanities, and the unit comes with two reserved parking spaces. An automatic generator, security cameras and intercom are also included.

The city most recently assessed the unit at $2 million.

The single-floor unit, shown in 2020, has since been customized with various finishes.

The unit is the last of three condos that make up Westhampton on Grove’s residential portion. A comparably sized unit was put under contract to an out-of-town buyer before it could be listed two years ago, and a smaller unit – at three bedrooms and 3,000 square feet – sold in August for $1.6 million.

The larger unit that was under contract sold in late 2020 for $2.35 million, property records show.

Coming in as the second-priciest sale last month was 216 Brookschase Lane, a 7,200-square-foot brick colonial at Windsor on the James that sold Feb. 28 for $2.1 million, below its asking price of $2.7 million.

Long & Foster’s Robb Moss represented the buyers, listed in Henrico County records as Claire and Richard Herring. The seller was Robert “Bob” Porter Jr., president of Porter Realty, who was represented by John Martin with Shaheen, Ruth, Martin & Fonville Real Estate and Maria Brent with The Steele Group | Sotheby’s International Realty.

Rounding out the top five sales for February were, according to the Central Virginia Regional Multiple Listing Service:
